Beautiful villa under construction, positioned on an excellent location, first row to the sea. Located on the Omis Riviera in a charming small Dalmatian village with a long touristic tradition, 10 km from Omis and 26 km from Makarska. The place has many beautiful pebble beaches, while the environment itself offers a perfect blend of traditional Dalmatian life and beautiful nature in the form of crystal clear sea and lush Mediterranean vegetation. This area is surrounded by the mountains Mosor and Biokovo, between which stretches the river Cetina, a protected natural landscape, so the natural beauty of this area is highly positioned and indirectly offers added value to the property itself.

The villa spreads over four floors and consists of a ground floor and three floors under a flat walkable roof. The ground floor arose from the constructional need to overcome the steep terrain and is not residential, but is used as a space for socializing, with an engine room and an auxiliary room. An internal staircase with an elevator connects all floors, however there is also an external staircase that also connects all floors as well as a private exit to the beautiful beach.

The building is designed as a unique, spacious family villa, but at the request of the buyer it can be divided into 3 residential units with balconies and terraces.

The total gross construction area of the building is 550.55 m2.

The plot is in regular trapezoidal shape. From its northern side it borders with Adriatic Highway, which is an easy road and pedestrian access to the property.

Access to the building is through a walkable roof, which also serves as an parking space for several cars.

The building has one auxiliary object with a total gross floor area of 13.58 m2, divided from the main building, with a flat roof, which serves as a storage unit.

On each of the floors there are two bedrooms, and they can be repurposed according to the needs and wishes of the customer. All floors have balconies and a spacious terrace overlooking the sea.

The design of the ground floor and the auxiliary building is conceived as a wellness concept with rooms for massages and treatments, solarium, sauna, gym and a wine cellar. Large sliding windows dividing this floor with an outdoor part where there is a designer pool with a waterfall, dimensions 6.19 x 11.09 m2, total construction gross area of 36.59 m2, together with two uncovered terraces designed as an outdoor kitchen with barbecue. The pool has a heating system using heat pumps.

In the immediate vicinity of the villa, the construction of a luxury hotel with a 5-star commercial restaurant has started.

The villa has a berth for a boat up to 8 meters.
