Eco village located in Central Istria, 13 km from Pazin, close to the Istrian highway named Istrian Y, 50 km from the town of Rijeka, 55 km from trieste, 60 km from ljubljana. Residential facilities form a small village with 9 houses, built 200 years ago and partly renovated 6 years ago. They contain a tourist-catering complex. all the houses consist mainly of a ground floor+1st floor+attic. Since all the houses were built before 1968, the law does not require obtaining of the building permit for the reconstruction, or the operating permit. Some houses have already been arranged for catering agro tourism and are fully equipped and operational. The estate land in and around the village is located in the construction area and it is of the surface of approx. 20.000 sq m. Gross surface area of the facilities built is approx. 2,000 sq m. It also provides endless opportunities for long walks in nature, construction of cycle tracks, bridle-way, and golf courses. It is also suitable for planting various crops, olive trees, vines, fruit trees and flowers, and provides optimal conditions for dealing with the agro tourism and other forms of tourism. There is a possibility of purchasing the adjacent land plots. The houses are connected to the asphalt road. The entire village is connected to the natural water spring, from which the water is pumped to the village in 3 water tanks, and all the existing facilities are connected to the public lightning. The drainage is connected to the septic tanks. At the distance of approx. 2 km from the village, the construction of the sports airport is in progress, for small and sport airplanes. A down payment is an insurance that the buyer pays to the seller as a sign that the contract has been concluded and a certainty that the obligation will be fulfilled. In practice, the down payment is given on the Pre-contract and is usually 10% of the agreed purchase price. In case of fulfillment of the contract, the down payment is calculated in the total amount of the agreed purchase price.
