Cost–Effective Heating Tips for Croatian Property Owners

Landlords and property owners in Croatia should maximize on the opportunity to save money on monthly heating expenses. In 2017, household electricity prices in Croatia dipped to among the lowest in the European Union, but those prices will only help lower the cost of heating properties if precautionary measures are set to ensure that the heat is being circulated effectively. The goal is to think long term: ultimately, you want to set structures in place to lower cost of electricity for years to come, so that you can curb your monthly expenses for each property unit.
Use A Central Management System
If you are a landlord with rental properties in Croatia, you will need a method of controlling heat and utilities in different units from a central system. Innovative climate control technology enables you to monitor monthly utilities for each unit and turn the electricity on/off when residents move or vacate the premises. At a broader level, the Croatian government identifies central heating plants as a top priority for energy conservation, which means that most new buildings are equipped with central heating that can be easily controlled via remote access.
Check Your Windows
For older property units, or ones that use gas heating systems, it’s recommended that landlords install draft eliminators to keep hot air inside during the winter months. Draft eliminators reduce the amount of cold air let into properties, which in turn reduces the excess heat consumption most residents use when the temperature begins to dip. They can also be fitted underneath doors, inside vents and in other areas where hot air escapes. However, it’s important to tell your residents to open doors and windows at least once a day when possible, as the units will still need circulation to insure healthy air practices.
Think About Humidity
Depending on the location of your property, humidity may play an important factor in keeping houses warm for less money. For instance, in the Pannonian area, winters are relatively humid despite the temperature hovering at around 0°C, which can lead to excess mold and moisture growth. It may be a good idea to install low cost, energy efficient dehumidifiers in your property units for residents to use when cooking or showering, or during points of heavy rainfall. This will ensure that the dry air from your heating systems will circulate effectively and save you money on monthly heating expenses. It is also worth advising your tenants to refrain from drying damp clothing or towels on heat sources during the winter months, as this has an adverse effect on humidity.
Effective energy control and common sense heat-saving practices can help property owners lower the costs of keeping households running, with minimal cost and effort. The end result is, of course, a long-term goal that allows landlords to save money on basic expenses they will need to supply to their residents every day, while ensuring the better maintenance of properties.
