Attractive villa in a unique position in the town of Hvar, first row to the sea, total residential area of 200 m2 with a garden of 620 m2

The villa was designed by famous architect Albini in 1938, whose works are being studied at numerous colleges so that the villa itself has been built in a very high quality manner, and to this day it has remained preserved in impeccable condition.

Within the villa is a pleasant 120 m2 of living space divided into two parts. In the first part there is a kitchen, bathroom and a bedroom with two beds, while in the other part of the villa there are two tastefully decorated rooms, a bathroom and a beautiful living room with a dining room which leads out onto a amazing terrace, perfect for enjoying the view of the sea and archipelago of Paklinski islands.

From the terrace there are stairs leading to a spacious garden, cultivated with Mediterranean herbs, and several olive trees, while the other entrance to the villa is set on the back.

Apart from that, there is an extra studio apartment with bathroom, total area of 12 m2, with a terrace of 8 m2 and an additional unfinished space for summer kitchen or similar, in the garden part next to the main terrace.

The villa has a valid building permit for raising an additional floor, the total residential area of about 110 m2.

The current owners have built an additional 60 m2 building behind the villa due to the need of modern times and adaptation to the tourist requirements. It is a beautifully decorated two bedroom apartment with a spacious living room and kitchen, bathroom and a pleasant terrace with sea view. On the roof of this building is a spacious parking lot for several vehicles, completely enclosed, while behind the villa there is a small garden with a barbecue.

This exceptional property due to its position and the idyllic western orientation represents a good investment in the city of Hvar from whose center is about a ten minute walk, while the villa itself provides a great deal of privacy and a huge gardening potential.

The future buyer will certainly not remain indifferent to this offer, since this extremely popular area has no similar real estate, so this offer represents a chance that is practically offered once for a lifetime enjoyment in one of the most beautiful parts of the Adriatic with incredible energy, crystal clear sea and romantic view towards the sunset that, with its magic, completes all the happiness that the summer on the island brings.
