There are a few key things you should keep in mind. Croatia is a popular tourist destination, so many apartments are rented on a daily basis from the beginning of May to the end of September. After this period, the so-called “tourist apartments” are available for rent from the beginning of October until May or June. This type of lease is called a short-term lease. In addition, there is also a long-term lease, which usually lasts at least one year with the possibility of extending it for several years.

What Conditions Should Be Agreed Upon Before Renting An Apartment?

Some of the main terms that need to be agreed upon in the contract include: the identity of the tenant, the monthly rent, the exact length of the lease, the amount of the deposit, what overheads you need to pay, the notice period, and the like. As for the deposit, the amount may vary depending on the owner’s requirements. The deposit is usually used as insurance against possible damage to the apartment, unpaid rent and bills, or in case of early eviction. With a proper understanding of these conditions and the help of a reliable agent, your process of renting a property in Croatia can be simple and stress-free.

What About Overheads?

As for the overheads, they are usually paid with the monthly rent. The invoices, which arrive in the owner’s name, are paid regularly every month, and after payment you send the owner a confirmation of the payment. You pay for the amount you spend, and the overhead costs include electricity, water, communal fees, garbage collection fees, and TV and Internet, and are roughly between 100 – 150 euros.
