Modern villa first row to the sea located on the south side of the island of Ciovo, just a few meters from the sea. The total living area of 251.62 m2 is spread over a cascading plot with a total area of 531.12 m2 with a beautiful panoramic view.

The villa consists of three floors. The ground floor has an entrance hall, living room with modern designer fireplace, kitchen with dining area, two pantries, guest toilet and study room.

The second floor consists of two bedrooms with wardrobe and a bathroom, gym with a balcony with the possibility of conversion into an additional bedroom or study room, and a laundry room with a bathroom for the needs of the gym. The bedrooms have access to a shared terrace of 8.86 m2 with panoramic sea view.

The last floor consists of the main entrance to the villa, an entrance hall, two bedrooms with their own wardrobe and a bathroom. Rooms have access to a terrace overlooking the sea, 23.74 m2.

The floors are connected by an internal staircase made per measure with a combination of metal and wood.

The garden contains a pool covered with illuminated mosaic tiles, and the area around the pool and in front of the villa with lounge furniture. A stone summer kitchen with an outdoor fireplace is also planned.

The construction of the villa is made of reinforced concrete, while the facade is made of stone wool. High-quality materials, LED lighting, such as strips in bathrooms, rooms and integrated LED strips in the handle of glass fences were used in the construction and decoration. All rooms are air conditioned and most of them have underfloor heating. Solar panels heat the water. Lighting, sliding shutters, air conditioning and underfloor heating are controlled via a smart home system with remote access. In the electrical installation, preparations were made for the installation of video surveillance and an alarm system with the possibility of upgrading and connecting to the ‘smart home’ system.

The villa has four parking spaces.
