The subsidization of housing loans by the Republic of Croatia is the inclusion of a measure to help Croatian citizens. APN, i.e. the Agency for Transport and Real Estate Brokerage, has become involved in subsidizing housing loans in order to encourage the demographic renewal of society and reduce the emigration of young people. Citizens take housing loans for the purpose of buying property in Croatia, i.e. solving housing issues. Citizens can request subsidies through public calls published by the Agency for Transport and Real Estate Brokerage until the end of each budget year, i.e. calendar year, which for the current 2022 will be in September.

Buying real estate in Croatia through a company

A foreign legal or natural person can establish a private company registered in Croatia, i.e., a d.o.o., and buy real estate whose owner will be exactly that Croatian company. This method of purchase is most often chosen by persons who are citizens of countries that are not members of the European Union, which means that they do not have reciprocity with the Republic of Croatia. For these reasons, buying property in Croatia for them is a somewhat more complicated and time-consuming process, which can be avoided by opening a Croatian company. We also recommend this method if the builder of the building is in the VAT system (in the case when you were entitled to a VAT refund included in the price of the property).
