“In 2003, while on a visit to my Fathers ancestral home on the island of Vis, we fell in love with a small house at the edge of town. Although lapped by the sea in the bay it was very rundown and not a viable option to restore. After years of investigation and many dead ends we decide to look for similar properties.

We returned to Croatia 9 years later with our children and some close friends and spent a glorious week on a catamaran enjoying the crystal-clear warm waters, friendly people and great food – all of which are so much part of the Dalmatian Islands.

This adventure, along with a further week spent on land exploring Korcula and Dubrovnik, reignited our longing for our own little piece of Croatian heaven. We made contact by e-mail and then by telephone with Meri Vulic and it was agreed that we would travel to Croatia and view the property. However on viewing the property, which was some 2 hours from Split, we decided it was definitely not for us.

Dino suggested that we have a coffee and discuss what we are looking for.

A plan was hatched, we moved out of the accommodation and traveled back to Split in convoy with Dino, who had already found us accommodation in Split, which became our base for the next 10 days.

The next morning we went to the Broker Office and met with Meri, Ivica and Dino. We explained what we were looking for and gave them some insight into our lifestyle. It was agreed that we would give them a day to organize some properties to visit.

We then visited a few properties and managed to narrow the list down to 3. As they were in need of some reconstruction and internal refurbishment, the Vulic’s introduced us to an Architect, an interior designer and an Engineer project manager. The next few days were spent discussing possibilities and ideas and it was decided that we would commission this team to do an audit on each property, come up with a few possible designs and a costing for the refurbishment.

In spending a lot of time with Ivica, Meri and Dino, we built up a genuine rapport and were honoured to be invited to their home for dinner, along with our children. We felt complete trust in the Vulic’s and their integrity, both of which are extremely important when concluding a deal at vast distance.

A month later we reviewed the 3 properties and decided to make an offer on a small apartment on Island Hvar. After a few days’ negotiation, the deal was struck and we had signed and bought our little piece of heaven !

The process was flawless and easily transacted. The paperwork was clean and effortless. The Vulic’s took care of every aspect.

We then appointed the Architectural and Engineering team and started with the demolition work on the interior of the property.

A month later we decided that we were loving the process so much and had complete trust and an affinity with the professional team, that we decided to purchase another larger apartment. Again the process was seamless, and again we developed very close ties to both the Vulic team and the professional team they introduced us to.

At present we visit every 3 months to discuss interior options and make selections. We are now 3 months away from installing the furniture - which be just in time for summer.

These are questions and answers on some frequently asked questions about real estate in Croatia, for any other questions feel free to contact us or come to our office and we will be glad to help you.

1. Can foreign nationals buy real estate in Croatia?

Foreign nationals belonging to EU Member States can purchase real estate in the same way as Croatian nationals. Foreign nationals belonging to non-EU countries can purchase real estate in Croatia with cumulatively fulfilled two conditions: reciprocity agreement with the Republic of Croatia and consent of the Ministry of Justice.

2. What is the real estate tax in the Republic of Croatia?

The Republic of Croatia has a unique real estate tax rate of 3%. The amount of tax is determined on the basis of the price from the contract of sale and the assessment of the competent tax administration. According to the law, the buyer pays tax on the received solution only once.

3. What is the tax on real estate swap?

The tax is also 3%, so each property owner pays 3% of the estimated value of the property for the new property when swapping.

4. In what time span real estate sales tax must be paid?

The tax liability arises at the time of the conclusion of the contract or other legal transaction that acquires the real estate. The notary is obliged to submit one copy of the document to the Tax Administration within 30 days from the signature on the sale documents. The taxpayer is obliged to pay the determined tax within 15 days from the delivery of the decision on determining the real estate sales tax.

5. What is a down payment and how much is it?

A down payment is an insurance that the buyer pays to the seller as a sign that the contract has been concluded and a certainty that the obligation will be fulfilled. In practice, the down payment is given on the Pre-contract and is usually 10% of the agreed purchase price. In case of fulfillment of the contract, the down payment is calculated in the total amount of the agreed purchase price.

6. Can the amount of real estate purchase be paid in foreign currency?

In principle, no. Every sale in the Republic of Croatia must be paid in EURO. If a foreign currency payment is made, the bank will convert it to EURO.

7. Is it possible to conclude and certify a contract of real estate sale abroad?

Yes, if it is a citizen of the Republic of Croatia then it is best to certify the contract with our diplomatic mission. If it is a foreign national then with the notarization of the purchase contract with a public notary, the Apostille of public document issued in that state is required.
