The town of Primošten is an Adriatic gem with a long-standing tourism tradition. Recognizable for its fairytale beaches, Primošten embodies a combination of natural beauty and a relaxed lifestyle while being excellently connected to the nearby cities of Šibenik and Split.
For all these reasons, the town is suitable both for tourism-related investment and for investing in a property in Primošten for family living.

Let’s look at what factors make Primošten desirable for investment and what distinguishes it from other towns.
Excellent Location Between Šibenik and Split
Primošten is located in central Dalmatia, approximately 30 kilometers south of Šibenik and 60 kilometers northwest of Split. It is also only about twenty minutes from the highway entrance and close to Split Airport. Good transport connections and proximity to major cities are essential prerequisites for accessibility – an advantage in terms of both living standards and tourist rentals.
This location allows for day trips to the UNESCO cities of Split and Šibenik, which are also business and economic centers of their respective counties – a great advantage for permanent residents of Primošten.
These conditions greatly contribute to the quality and demand for real estate both for tourist rentals and family life.
Mediterranean Charm and Natural Beauty
Primošten was originally an island. Once a causeway was built to connect it to the mainland – hence its name – it became a peninsula. The former island now serves as the town center and historical core, featuring narrow Dalmatian stone alleys and old houses of farmers and fishermen.
On both sides of the peninsula are beautiful beaches and pine forests. Not only in Primošten itself but also in its surroundings, the coast remains unspoiled and rugged, the sea crystal clear, and the nearby hills and slopes are covered with vineyards dominated by the Babić variety. The inland area is dotted with old stone villages and olive groves, offering a perfect coexistence with nature and the sea.

Tourist Infrastructure and Peaceful Lifestyle
In 2023, Primošten recorded 575,690 overnight stays, making it a high-traffic tourist destination. It features numerous hotels, apartments, and campsites, and there is a large marina nearby with around 400 berths. The town is known for its restaurants, cafes, and generally excellent hospitality offerings.
In addition, it offers elements that enable a fully functional family life, including a school, medical clinic, police station, post office, and more. As a long-term residence, Primošten offers functionality combined with peace, safety, authenticity, and a pleasant Mediterranean climate.
Types of Real Estate in Primošten and Investment Opportunities
As mentioned several times, Primošten perfectly combines tourism and family life. Accordingly, the market is dominated by properties for tourist investment, family homes, and holiday residences.
Sea-View Apartments
Among the most common types of properties in Primošten are apartments with sea views. These are mainly new developments built on elevated terrain offering enchanting panoramas.
They are characterized by spacious terraces and large glass walls through which the sea view seamlessly extends into the interior. Such units perform very well as rentals in summer, while during quieter seasons they can serve as permanent residences.
Luxury Villas and Family Houses

Detached properties offer plenty of possibilities, whether they are apartment houses, luxury villas, or family houses in Primošten. Their price is higher than, for example, apartment prices, but they offer more opportunities – as luxury residences or tourist investments – and a faster return on investment.
The value and price of a property largely depend on its location and proximity to the sea. Other important factors include the view, condition, year of construction, and size of the plot it stands on.
A luxury property doesn’t necessarily have to be in the first row to the sea – although such properties reach premium prices – as they are often built in elevated or secluded areas offering privacy and tranquility to their owners. The location of apartment houses, however, depends heavily on their proximity to the sea and beach, as that ensures better occupancy and ultimately higher profit. For family homes, it’s important to be near educational and healthcare institutions or at least well connected to them to ensure a functional daily life.
Building Plots and Development Projects
Another popular investment category includes building plots and development projects in the Primošten area. A building plot provides maximum freedom and creativity since you can start the project from scratch.
Land prices are still competitive but are expected to rise.
As for development projects, investors focus on multi-unit residential buildings, luxury villas, or apartment complexes. With the ongoing improvement of infrastructure, these development projects will gain even greater importance.
Property Prices and Return Potential in Primošten
According to data from Nekretnine.hr, the average price per square meter in Primošten is around €4,200, representing an 11% increase compared to 2024. Property prices are influenced by factors such as location (proximity to the sea, beach, sea view, infrastructure), resulting in significant differences between inland and coastal properties.

Rental Income
Given that Primošten is a strong tourist destination with pronounced seasonality, rentals in the town and its surroundings are mostly short-term. Income levels depend heavily on location, as with sales. Rental yields are affected by maintenance costs, occupancy rates, and seasonality. Apartment houses generally generate higher income, though they also involve greater management risks.
Comparison with Rogoznica, Šibenik, and the Trogir Riviera
Primošten still offers a good balance between price and location, although prices continue to rise. In the Trogir Riviera, depending on proximity to the sea, prices can be higher, while properties in Rogoznica tend to be somewhat more affordable, as noted in one of our previous articles.
Nevertheless, Primošten maintains an average level compared to similar towns and cities in central Dalmatia.

Primošten has established itself as one of the most desirable destinations in central Dalmatia. It combines tourism appeal and profitability with a high quality of life. Thanks to its exceptional location between Šibenik and Split, preserved nature, and developed infrastructure, it offers excellent conditions for both family living and real estate investment.
The real estate market in Primošten continues to grow steadily, with strong demand for apartments, villas, and land plots. Although prices are rising, there is still a good balance between value and return potential – especially for high-quality properties with sea views.
