It is the largest Dalmatian island, the highest island in the Adriatic, and many would say the most beautiful – though that is, of course, a highly subjective category. What is certain is that it is one of the most popular and attractive Adriatic destinations, with a long tourism tradition. Despite the challenges that island life can bring, Brač has positioned itself as an excellent place for year-round living and an idyllic family lifestyle.
Key Factors That Make Real Estate on Brač Attractive
For some time now, life on Brač, in terms of practicality, has not differed significantly from life on the mainland. Alongside this practicality, it offers the peace that is characteristic of island living. For this reason, Brač is highly desirable for investment.
Excellent Transport Connectivity and Proximity to Split
We could say that Brač practically functions as an extension of Split, which is a significant logistical advantage for investors. The island is connected to the mainland by regular catamaran and ferry lines.
From Split to Brač, several ferry and high-speed boat lines operate daily, with the most frequent route being to Supetar, which in summer departs almost every hour. The number of departures varies depending on the season, but the island is very well connected throughout the entire year.
A ferry journey from the Port of Split to Supetar takes about 50 minutes, while the catamaran takes only around 20 minutes.

Natural Diversity
Brač is known for its coastline and beautiful beaches. On the northeastern and southwestern sides of the island, there are deep bays. The northern coast is lower and more indented, while the southern coast is steeper and less indented. The most famous beach on Brač, considered a global brand, is Zlatni Rat.
In addition, Brač is home to the highest island peak in the Adriatic – Vidova Gora, whose summit is 778 meters above sea level and offers a magnificent panoramic view.
The island is also known for its stone and stonemasonry tradition, high-quality olive oil, and the hospitality of the local population.
Developed Tourism Infrastructure
Brač offers a wide range of accommodation options, from small boutique hotels to larger hotel complexes and luxury villas. Nautical tourism is also highly developed and brings increasing profits each year. One of the largest and most well-known Adriatic marinas is located in Milna.
The island is renowned for its excellent gastronomic offer, with top-quality restaurants and traditional taverns serving authentic local Mediterranean cuisine.
In addition to sun and swimming, the tourist offer is enriched with diving, surfing, hiking, and cycling, allowing tourism to extend throughout the entire year.

Luxury villas with pools offer the perfect escape and privacy. They are often located in secluded areas or in attractive seaside locations. Brač is ideal for such properties due to its unspoiled nature and stunning coastline.

Building Land in Quiet Zones
Building land on Brač is increasingly in demand. By purchasing land, investors have the opportunity to build their own story or develop a unique tourist product. Of course, before purchasing building land, it is essential to thoroughly check the location, building conditions, available infrastructure, and access roads.
Property Prices and Return Potential
If the goal is to invest in real estate with a fast return on investment, it is necessary to conduct a detailed market analysis. This allows investors to determine which type of property to invest in and in which location.
Average Prices per Square Meter in Prime Locations
Prices on Brač vary depending on the location, proximity to the sea, and whether the property is in a town or village. Prices are also influenced by the type and condition of the property. Bol is considered the most expensive location, with prices ranging between €3,500 and €5,000 per square meter. In Supetar, prices range between €2,500 and €3,500 per square meter, depending on the microlocation and property type.
Sutivan is somewhat less developed but extremely popular. Prices there range between €2,200 and €3,000 per square meter, with a tendency toward growth.
Due to increased interest in investing on the island, property prices are rising annually by between 5% and 7%, making now the right time to invest in real estate on Brač.
Tourist Rental Income Potential
Luxury villas and apartments on Brač offer a high ROI (return on investment). With average apartment rental prices ranging from approximately €100 to €300 per night, ROI can reach up to 8% annually.
Luxury villas offer even higher returns, achieving ROI of 8% to 12%, which is above the Croatian average.
Brač generates the highest income during the summer season; however, occupancy rates in the pre-season and post-season are becoming increasingly strong, as the island offers much more than just sun and sea.

Comparison with Hvar, the Makarska Riviera, and Šolta
Hvar, as a near-luxury destination, is more expensive than Brač. However, Brač offers a more favorable price-to-yield ratio. It is still more authentic and peaceful than Hvar, an atmosphere that attracts an increasing number of buyers.
The Makarska Riviera is very popular and, accordingly, has more apartment construction and higher levels of crowding. Brač, on the other hand, is a symbol of authentic real estate and offers a sense of peace that cannot be bought with money.
Šolta is even quieter and less well-known, making it more affordable compared to Brač. However, Brač has better infrastructure and transport connectivity than Šolta, making it more attractive and practical for investors.
